Abstract

The study aims to identify promising directions for the innovative transformation of the construction sector through the integration of digital technologies into the processes of design, construction, and facility operation. Particular emphasis is placed on the potential of Building Information Modeling (BIM) as a tool for ensuring seamless coordination across all phases of the life cycle of buildings and infrastructure. An empirical assessment of enterprises operating within vertically structured construction conglomerates reveals a set of constraints limiting the industry’s competitive capacity. The analysis highlights that key barriers to development include technological fragmentation, institutional disconnection, and insufficient responsiveness to innovation-driven change. The research substantiates the need for a comprehensive modernization model centered on the establishment of a vertically integrated management framework for the construction cycle, with a strategic horizon extending to 2036. The proposed concept outlines priority areas for sectoral renewal, with particular focus on the advancement of residential environments tailored to regional conditions and varying levels of social demand. In addition, the paper offers a classification of innovation types relevant to the industrial and civil construction domain, encompassing engineering, managerial, technological, and organizational transformations applicable at every stage of the construction life cycle.
